Lumea is a licensed builder — BLD 299999. Architecturally designed new homes, renovations and extensions, constructed by the same team that documented them. Bring us someone else's plans and we'll build those too.

How it works
From approved plans to handover.
If we designed it, this picks up where the approval left off. If we didn't, it starts at the price.
- Step 01
Scope & price
We price from the documented set, not a sketch. Every inclusion is written down before you sign, because a vague scope is where variations and budget blowouts start.
- Step 02
Contract & permits
Contract signed, approvals and permits confirmed, trades locked in and a start date set. You know who is doing what and roughly when before anyone is on site.
- Step 03
Construction
We run the site and the trades. You get one point of contact and regular updates rather than chasing subcontractors, and the drawings you approved are the drawings being built.
- Step 04
Handover
Final inspection, walkthrough and handover, then we deal with anything that comes up afterwards. We're still the same people who drew it, so nothing gets disowned.

Common questions
Do I have to use you to build what you designed?
No. The plans are yours and plenty of our clients take them to their own builder. We'd rather you chose us because the price and the work stack up than because you were locked in.
Will you build a design somebody else drew?
Yes. Bring us a documented set from another designer or architect and we'll price and build it. If we spot something in the documentation that will cause trouble on site, we'll tell you before you sign, not after.
What's the advantage of having you do both?
There's no handover gap. The people who detailed the drawings are the people building from them, so questions that would normally become variations get resolved internally — and you have one team to hold accountable rather than two pointing at each other.
How is the price set?
From the documented scope, with inclusions written down before you sign. That's also why our design work runs through to a full specification — it's much harder to price a job honestly, or compare quotes fairly, off drawings that leave things open.
Do you do renovations and extensions, or only new builds?
Both. Renovations and extensions are a large part of what we do, and they're often where design and construction being under one roof matters most, because existing homes hide surprises that need decisions made quickly.
What areas do you build in?
We're based in Adelaide and work across the metropolitan area and greater South Australia, including the Hills and regional areas.

Concept, documentation and council approval, with an architect in-house.
